Flow Real Estate, Inc., doing business as Luz + Land (“Luz + Land,” “we,” “us,” or “our”), respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit our website, browse property listings, create an account, save properties or searches, request a showing or consultation, submit an inquiry, subscribe to communications, or otherwise interact with us.

This Policy applies to our website and related online services that link to it. It does not apply to third-party websites or services that maintain their own privacy policies.

2. Personal Information We Collect

Depending on how you use the Site, we may collect:

Information you provide

Identifiers and contact information: name, email address, telephone number, mailing address, and account credentials.

Real estate preferences: desired location, price range, acreage, property type, home features, timing, saved properties, saved searches, and showing or consultation preferences.

Transaction and qualification information: buying or selling interests, property ownership information, financing status, proof-of-funds or preapproval information when requested, and other information relevant to a potential transaction.

Communications: messages, inquiries, appointment requests, feedback, email preferences, text-message interactions, and records of communications with us.

Account content: favorites, alerts, profile settings, and information associated with your account.

Other information you choose to provide: including information contained in documents or attachments.

Please do not submit sensitive information unless it is reasonably necessary and requested through an appropriate secure method.

Information collected automatically

We and our providers may automatically collect:

IP address, device identifiers, browser type, operating system, and language;

pages viewed, links clicked, referring pages, searches, listing interactions, and dates and times of visits;

approximate location inferred from IP address;

cookie, pixel, local-storage, and similar technology data; and

diagnostic, performance, security, and fraud-prevention information.

Information from other sources

We may receive information from MLS and IDX systems, listing brokers, real estate professionals, public records, social networks, referral sources, advertising and analytics partners, account or identity providers, and vendors that help operate the Site or manage communications.

3. How We Use Personal Information

We may use personal information to:

provide, operate, maintain, personalize, and secure the Site;

display property listings and support listing searches;

create and manage accounts, favorites, saved searches, and alerts;

respond to inquiries and arrange showings or consultations;

evaluate and support potential buyer, seller, or other real estate relationships;

communicate about listings, market information, services, appointments, and transactions;

send marketing communications where permitted and manage communication preferences;

analyze Site usage, measure performance, troubleshoot errors, and improve services;

detect fraud, abuse, security incidents, and violations of our Terms;

maintain records, establish or defend legal claims, and comply with legal or regulatory obligations; and

carry out other purposes disclosed when information is collected or with your consent.

4. Cookies and Similar Technologies

We and our providers may use cookies, pixels, software development kits, local storage, and similar technologies to keep the Site functioning, remember preferences, understand use of the Site, measure performance, protect accounts, and support communications or advertising.

Browser settings may allow you to block or delete cookies, but some Site features may not function properly. If the Site provides a cookie-preference tool, you may use it to manage nonessential technologies. Because our specific providers are not yet fully inventoried, Flow Real Estate, Inc. should complete a cookie and tracker audit before publishing this Policy and identify any required opt-out mechanism.

5. How We Disclose Personal Information

We may disclose personal information to:

Service providers and contractors that support hosting, website operations, security, analytics, CRM, email, SMS, scheduling, account management, mapping, data storage, and customer support.

Real estate participants such as brokers, agents, MLS/IDX providers, property owners, sellers, listing representatives, transaction coordinators, escrow and title professionals, inspectors, appraisers, lenders, attorneys, and other parties when appropriate to your request or a transaction.

Advertising and analytics partners that help us understand Site use or measure and deliver communications or advertising, subject to applicable choices and law.

Professional advisers such as lawyers, accountants, auditors, consultants, and insurers.

Government authorities and other parties when reasonably necessary to comply with law, legal process, professional obligations, or requests from authorities; protect rights, safety, and property; investigate fraud or security incidents; or enforce agreements.

Transaction parties in connection with a merger, acquisition, financing, reorganization, bankruptcy, sale of assets, or similar business transaction.

Other parties at your direction or with your consent.

We do not knowingly sell personal information for money. Certain disclosures involving advertising, analytics, or cross-context behavioral advertising technologies may be considered a “sale” or “sharing” under California law even when no money is exchanged. Because the Site’s providers are currently unknown, Flow Real Estate, Inc. must audit its technologies and, if applicable, provide a compliant “Do Not Sell or Share My Personal Information” link and honor recognized opt-out preference signals.

6. Email and Text Choices

You can unsubscribe from marketing emails by using the link in the message. You can opt out of marketing text messages by replying STOP. For text help, reply HELP or email team@luzandland.com. Message and data rates may apply, and message frequency may vary.

We may still send non-marketing communications reasonably necessary to respond to requests, administer your account, facilitate a transaction, provide requested services, or comply with law. Consent to marketing communications is not a condition of purchasing property or services.

7. California Privacy Rights

California residents may have rights under the California Consumer Privacy Act, as amended (“CCPA”), when that law applies to the business and information at issue. These may include the right to:

know the categories and specific pieces of personal information collected;

know the categories of sources, purposes, and recipients associated with that information;

request deletion of personal information, subject to exceptions;

request correction of inaccurate personal information;

opt out of the sale or sharing of personal information;

limit certain uses and disclosures of sensitive personal information, where applicable; and

receive equal service and not be retaliated against for exercising privacy rights.

To submit a request, email team@luzandland.com with the subject line “California Privacy Request” and describe your request. We may need to verify your identity and authority before responding. An authorized agent may submit a request where permitted by law, but we may require proof of authorization and identity verification.

These rights are subject to legal exceptions and may not apply if Flow Real Estate, Inc. is not subject to the CCPA or if the information is outside the law’s scope. We may retain information where permitted or required, including to complete transactions, secure the Site, prevent fraud, maintain records, exercise legal rights, or comply with law.

If our practices constitute a sale or sharing under California law, we will provide the required opt-out method and process applicable opt-out preference signals as required. We do not knowingly sell or share the personal information of consumers under 16 without legally required authorization.

8. Do Not Track and Opt-Out Preference Signals

Some browsers offer a “Do Not Track” setting, but there is no universally accepted standard for responding to it. Where required by applicable California law, we will process recognized opt-out preference signals, such as Global Privacy Control, as requests to opt out of sale or sharing for the browser or device sending the signal.

9. Data Retention

We retain personal information only for as long as reasonably necessary for the purposes described in this Policy, including to provide services, maintain accounts, manage potential and completed transactions, comply with real estate and other recordkeeping obligations, resolve disputes, enforce agreements, and protect security. Retention periods vary based on the type of information, the relationship, legal requirements, and operational need. We delete or deidentify information when it is no longer reasonably necessary, unless retention is permitted or required by law.

10. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for maintaining the confidentiality of account credentials and notifying us if you suspect unauthorized account use.

11. Children’s Privacy

The Site is intended for a general audience and is not directed to children under 13. We do not knowingly collect personal information online from children under 13. If you believe a child has provided personal information to us, contact team@luzandland.com so we can review and, where appropriate, delete it.

12. Third-Party Services

The Site may contain links to or integrations with MLS/IDX platforms, maps, social networks, scheduling tools, lenders, and other third parties. Those parties may collect information directly from you and process it under their own privacy policies. We encourage you to review their policies. We are not responsible for third-party privacy or security practices.

13. International Visitors

Luz + Land is based in California, United States. If you access the Site from another country, your information may be transferred to and processed in the United States, where privacy laws may differ from those in your location.

14. Changes to This Policy

We may update this Privacy Policy periodically. We will post the revised version on the Site and update the effective date. If required by law, we will provide additional notice or obtain consent for material changes.
